The Pavilion, Burlington

Kensway served as project advisor, project manager, and quantity surveyor for the Pavilion, the central building within Burlington Lifestyle Village, a Qestral Corporation development. The two-storey Pavilion was designed as the heart of the community, incorporating flexible and accessible spaces to support a wide range of resident activities and services.

The building contains 42 apartments ranging from 40 m² to 100 m², along with shared facilities including a library, restaurant, bakery and café, cinema, wellness centre, and swimming pool. Inspired by Singapore’s Raffles, the Pavilion features level entryways, wider walkways and stair treads for ease of movement, and movable walls to enable adaptable layouts. Sustainable design elements include native landscaping, floating wetlands to encourage biodiversity, and materials selected for durability and low maintenance.

Robust value engineering was undertaken throughout the design and construction phases to ensure the Pavilion was both fit for purpose and able to deliver long-term value for residents. Technology also plays an important role in supporting independence, with a state-of-the-art in-room communication system enabling residents to connect with on-site or external healthcare providers, promoting both wellbeing and social connection.
